An Urban Green Lung Development In Kajang That Offers Serenity With A Touch Of Luxury.

As an award-winning mature township with over 12 years of history, Jade Hills in Kajang is one of Gamuda Land’s most thoughtfully crafted township, well-known for matured landscapes and well-managed development.

Respect for nature and community living are core values that lie at the heart of Jade Hills. The self-sustained low-density development has dedicated 23% of the township to green spaces with each phase having its own pocket park.

In line with Gamuda Land’s ecological and environmental values, the location of peaks and valleys were meticulously identified and mapped out in the crafting of Jade Hills’ masterplan to accommodate the naturally undulating terrain.

The development’s planning was done with the terrain’s contour lines in mind and a split building approach was employed. By carefully trimming the earth to create platforms of different levels, this cost and time-consuming method helped to reduce the disturbance and impact on the natural environment.

The green theme continues throughout the entire township where close to 11,000 trees have been planted with “legacy planting” in place whereby endemic tree species with conservation importance are re-introduced.

To ensure intelligent water usage and preservation, a naturalistic approach was adopted, coupled with the latest hydrology best practices so that the natural environment at Jade Hills can flourish sustainably at optimal cost effectiveness in terms of maintenance.

This is achieved by having the run-off water from the gardens captured by the lake system and cleansed by aquatic plants before being discharged into the reservoir. Carefully selected plants and shrubs help keep the landscape green with minimal maintenance while the large body of water within the development help bring down temperatures slightly.

Within the 338 acre development is a resident-only Central Park that boasts 18 acres of lush landscaping and sculpted water body with recreational facilities such as a garden walkway, forest trail, tree house, forest pavilion and even a camping zone. The Central Park stands as the largest park in Kajang and it is just within 10 minutes’ walk from each precinct. Accentuating the green theme further are 12 green communal spaces located at the centre of each precinct.

Another unique feature is a 3 acre pet-friendly gentle undulating Origami Park, the first of its kind in Malaysia that is open to the Kajang community beyond Jade Hills. Inspired by Japanese paper-folding art and set to be an Instagram-worthy destination, the park is primed for social and community events.

The Jade Hills Resort Club offers five-star facilities for sports and leisure such as an Olympic-length swimming pool, tennis courts, gymnasium, sauna and banquet hall, among others while its two-tiered tea house provides scenic lake and garden views, a multi-purpose function room and terrace area perfect for barbeques. Designed to encourage a healthy lifestyle, the amenities offered makes it possible for residents to enjoy quality and treasured moments with loved ones as they work out and spend time together.

Residents can look forward to enhanced security as there will be 24-hour security patrolling and CCTV surveillance with entry check-point and perimeter fencing. There are also panic buttons included in every house linked to the central security control room.

The residential facet of Jade Hills comprises a range of dwelling spaces and next on the cards is Summerwood, the last phase of bungalows built on 6.8 acres of natural picturesque hilly terrain. Slated for completion in 2024, the exclusive free-hold project will be low in density and limited to 19 units only. Built-up areas generously range from 4,032 sq ft to 5,254 sq ft.

The exclusive Summerwood proposition consist of:

  • – Type A 2-storey bungalows that are designed to offer a spacious layout and double volume dining area;
  • – Type B 3-storey bungalows which offers a dedicated open rumpus connecting both the indoors and outdoors;
  • – Type C 3-storey bungalows, which showcases a flexible lounge room with an open terrace that can be converted into a home office;
  • – Type D 3-storey bungalows, which are fitted with an exclusive outdoor bath design and boasts a private garden for the master bedroom.

House owners can also look forward to individual title tenures and spacious carparks that can fit up to nine cars.

In line with the project’s Green Plan initiatives, solar panels will be installed for each bungalow to reduce energy consumption, and all the homes come with large windows and openings to promote natural lighting and ventilation. In addition to a Rainwater Harvesting system, 30% of the total land area within the Summerwood development will be dedicated for lush green landscape and pocket parks.

Well-connected via six major highways, residents have easy access to a multitude of amenities at the nearby Kajang town. For added convenience, a shuttle bus is available to ferry residents to the MRT Stadium Kajang, should they decide not to drive to Kuala Lumpur city centre.
